A bit about renting:
We’re thrilled you’d like to rent an apartment and we’d love to have you in our community.
Here's how the process works:
You will fill out an application. This will include pemission to run a background screening, talk to your prior landlords, and verify income. In general, we ask for income that is 2.5 times the rent. We also look for tenants who have not been evicted; do not have landlord related judgements or collections; do not have unlawful detainers; who are not registered sex offenders; and do not have bankruptcies. On a case by case basis, we consider late credit card payments; 3 day or 10 day notices from prior landlords; damage to a prior apartment; collections or judgements of any sort; income less than 2.5 times the rent; loss or charge off by a creditor; any other financially related adverse event. We also consider other information prior landlords provide relevant to tenancy. If you are not sure if you would pass our screening, please discuss your circumstances with us. We’ll do the best we can to provide you with an answer before we run your screening.
The first person to provide us with a completed application will be processed before anyone else. If you are non-native speaker or require other accommodations, we will provide you with up to 72 hours to complete the application. Screening criteria conforms to HUD, Federal, State and Seattle City Laws. Unfortunately we cannot accept “reusable tenant screening reports” at this time.
You will pay On-Site.com a fee to run a background check. We will contact your landlords and employers directly. Most of the time, this all goes very smoothly and we can usually approve your application in a day or two.
We strongly support fair housing laws and do not discriminate against anyone for any reason. Our screening is intended to be sure our rental community remains safe for everyone and that all tenants enjoy their homes.
